Las Palmas is a neighborhood containing multiple independent condo communities, not one association with a single fee. Before buying, ask for the current HOA statement and municipal tax position for the exact unit.
There is no single Las Palmas HOA fee
Charges vary with the complex, unit allocation, services, reserves and maintenance needs. Comparing a bare monthly number can hide differences in insurance, water, exterior care, pool maintenance or special assessments.
Use written association information rather than treating an old neighborhood-wide price range as a current quote. A lower fee can be attractive, but only if the association has a realistic budget and the building’s maintenance needs are understood.

Ask what the monthly charge includes
- Pool and garden care, common-area utilities and administration.
- Security arrangements and shared infrastructure.
- Building insurance and the owner’s separate insurance responsibility.
- Water or other services, where included.
- Reserve contributions and planned major work.
Also ask about outstanding balances, assessments, collection procedures and whether the quoted amount applies to the specific unit. Obtain the budget, recent meeting records and relevant rules before relying on a listing summary.
Recorded listing example: Epic’s published Jade Beach listing records a US$150 monthly HOA fee as of October 7, 2026. This is a listing-specific figure, not a neighborhood average; obtain the current association statement before relying on it.
Property tax depends on the taxable value
Costa Rica’s general municipal property-tax rate is 0.25% annually of the applicable taxable property value, subject to the relevant rules and exemptions. It is not a fixed annual amount for every Las Palmas condo.
For an illustrative taxable value equivalent to US$200,000, multiplying by 0.25% gives US$500 annually before other applicable charges. This is a calculation example, not a tax quote for a listing. Have your attorney confirm the municipal valuation, payment status, any exemptions and whether the transaction affects the valuation.
Review the actual municipal statement. Service charges, arrears and other obligations are not automatically included in the basic tax calculation, and a seller’s historical payment does not necessarily establish your future bill.
Rental plans add a second set of questions
Confirm permitted rental uses, minimum stays, guest registration, parking, pets and any management requirements. An association’s rules can affect both personal use and rental operations, even when its monthly fee looks modest.
Use our rental-income evaluation guide to separate advertised rates from net cash after expenses. HOA fees and taxes are only part of that calculation.
Compare the whole ownership budget
Request current utilities, insurance, maintenance history and any management proposal alongside the HOA and tax documents. The Coco condo ownership-cost guide sets out those categories in detail.
